We offer a variety of flexible lease terms ranging from 7 to 18 months to best fit your needs. Short-term leases between 7–11 months are available for an additional $150 per month, while longer-term options provide more standard pricing and flexibility.
What is included in the rent?
Your rent includes professional maintenance services and full lawn care, ensuring your home and landscaping are well maintained without any added responsibility on your part.
Is renter’s insurance required?
Yes, residents are required to carry renter’s insurance with a minimum of $100,000 in liability coverage to provide protection and peace of mind.
Do you offer short-term leases?
Yes, we offer short-term lease options ranging from 7–11 months for an additional $150 per month. Please note that short-term leases do not qualify for any leasing concessions or promotional offers.
How do I schedule a tour?
You can easily schedule a tour through an ILS listing, directly on our website, or by giving our leasing office a phone call to speak with a team member.
Is the community pet-friendly?
Yes! We are one of the most pet friendly communities in the area! We have no breed restrictions and allow 3 pets per home. The pet fee is $350 for the first pet and $150 for additional pets. Monthly pet rent is $25 per pet.
Are there fenced yards or private outdoor space?
While fenced yards or private outdoor spaces are currently to be determined, residents will enjoy access to a dedicated yoga yard designed for relaxation and wellness.

Yes, in addition to our on-site dog park and pet spa, Avalon Park West Dog Park is conveniently located just 1.5 miles away for even more outdoor fun.

Do the homes have in-unit laundry?
Yes, every home includes in-unit laundry with brand-new LG appliances, providing modern convenience and reliability.
Are there attached or detached garages?
Yes, the C1 cottage homes feature attached two-car garages, while Townhome floor plans E and F each include a one-car garage. Additionally, standalone garages located at the entrance of the community will be available for $175 per month.

What is the application process?
The entire application process is completed online. There is a $75 application fee per applicant over the age of 18, along with a one-time administrative fee of $250.
Do you accept co-signers or guarantors?
Yes, we accept guarantors to assist applicants who may need additional income qualification support.
Are utilities included?
Utilities are not included in the base rent; however, we charge a $137 monthly service fee that covers Spectrum high-speed internet, valet trash service, and pest control. Water is billed separately based on individual usage, and electricity is set up directly with Withlacoochee River Electric.
What deposits or fees are required?
Deposits are credit-based and range from $300 up to one month’s rent. We also offer alternative options, such as the OneApp Guarantee, to provide additional flexibility and support during the leasing process.
